Finding it difficult to decide where you want to buy in Spain? Approach buying in Spain the same way as you would in the UK. Determine carefully what you expect from your new home and be prepared to do your research. The Mortgage Bureau can guide you through this process.

Consider this buyers’ checklist as you enjoy discovering your potential new home:

Find the right area for you...

  • Do you prefer the town or country?
  • Do you want to be inland or on the coast?
  • Do you want to be isolated or where it’s all happening?
  • Is it important that you are near a beach?
  • Does the area have all the facilities you need, such as medical services, transport, shops, schools and entertainment?

Find the right property for you…

  • Get to know your preferred areas by traveling there yourself to have a good look around.
  • Check the property has all the services you require; electricity, gas, water or a telephone.
  • Chat to the neighbours about the pros and cons of living there.
  • View as broad a cross section of properties as possible, so you get a feel of what your money can get you.
  • If you find a property within a community development, make sure you find out what community fees are payable.
  • If the property has unspoilt views, find out if any development is planned or would be allowed that could ruin your vista.
  • Remember to add around 13% to the advertised price in the real estate agent’s window to cover taxes and various fees.

UK and Spanish Land Law

Note of caution:

Be aware too that there are significant differences between UK and Spanish land law. Contracts to purchase property can become legally binding very quickly, so don’t sign anything before seeking legal advice.
